Hotel AadanKosio – General booking conditions

The customer of Hotel AadanKosio agrees to abide by the hotel’s rules and terms of business when making a reservation on the Hotel AadanKosio website or by any other possible means.

  • The customer is always responsible for the accuracy of all information provided.
  • Hotel AadanKosion reserves the right to change prices and booking conditions. The customer should always check the current booking conditions before making a reservation.
  • It is the customer’s responsibility to ensure that they have carefully read the description and instructions of the hotel and the applicable booking and cancellation conditions before making a reservation.
  • The booking is binding once the order/payment confirmation has been sent to the customer, who will pay for the booking according to the payment method chosen by the customer and in accordance with the terms and conditions of the payment method.
  • The order/payment confirmation is sent automatically from the system to the e-mail address provided by the customer.
  • The hotel is not responsible for any network or system failures that may occur in connection with the booking.

When making a reservation, personal details of all persons belonging to the same accommodation reservation must be provided. If this information is not provided as mentioned above, Hotel AadanKosiolo reserves the right not to confirm the reservation or to cancel the reservation already made. The reservation becomes binding when the customer has made the payment at the time of booking the room, provided the required personal data required by law and the booking confirmation has been sent from the reservation system according to the information provided by the customer.


The room is available at 16.00 on the day of arrival. On the day of departure, the room must be vacated by 12.00, after which the door codes will no longer work. The hotel may have different check-in and check-out times by prior arrangement.

When you pay for a room, the reservation will remain with you for the agreed period and you can check in during the above-mentioned periods when it suits you best.


The customer has the right to change or cancel their booking without charge up to 72 hours before the start date of the booking. The customer will receive a refund based on their payment method as a direct debit, payment method refund or credit to their credit card.


Reservations cannot be changed or cancelled later than 72 hours before the arrival date. It is the customer’s responsibility to ensure that cancellations are made in time.

If the customer leaves before the agreed departure date, the unused accommodation will not be refunded.


Persons staying in the room are not allowed to let any outside persons into the hotel premises. Hotel AadanKosio reserves the right, at its discretion, to remove from the hotel premises any person who is not a guest or a person who is a member of the same accommodation reservation as the person who made the reservation.

Under no circumstances may the key codes giving access to the hotel or rooms be given to persons other than those who have been declared to be staying in the room.

If the room is not vacated by 12.00 on the day of departure and thus, for example. Hotel AadanKosio has the right to charge the customer for the delay after 12.00 noon plus 30 € for each hour or part thereof until the customer has duly vacated the room.

Persons staying in a hotel must ALWAYS check that the doors lock when leaving the room or hotel.

Hotel AadanKosio is not responsible for any items left in the rooms or public areas of the hotel.

If the customer or the person of the same reservation, or any other person admitted to the hotel premises by the customer or the person notified in connection with the reservation, materially violates the terms and conditions of the reservation or the rules of order, the hotel has the right to terminate the reservation immediately.


The accommodation deposit is paid at the time of booking the room via the Hotel AadanKosio website, through the payment services in force. The most common payment cards are accepted, as well as PayPal, ApplePay and GooglePay.


Hotel AadanKosio offers its guests a free laundry room with all necessary utilities. For your overall comfort, please remember to leave your shared equipment in the same condition as when you arrived and your supplies in place after your use.


During the stay, the room will only be cleaned if the reservation is made for a continuous week, in which case the room will be cleaned once a week. The staff of Hotel AadanKosio has the right to visit the hotel room during the stay, if necessary, for example for necessary maintenance work or other similar reasons.


Items found in the hotel are delivered once a month to the Lost and Found Service of North Karelia, where they can be requested Mon-Thu, 15:00-17:00 by calling 0600 550 127 (1,99min+npm)


The client must be of legal age. Minors may stay in the hotel provided that at least one adult person is staying in the same room.


The customer is responsible for the accuracy of the contact details provided at the time of booking. AadanKosio Hotel is not liable for any damages in cases where the booking confirmation or other information related to the booking could not be delivered due to incorrect contact information provided by the customer or any other error.

The person staying in the room is fully liable for all damages and costs caused to the hotel rooms, public areas or hotel furnishings, other guests or third parties or their property by the negligent or intentional conduct of the customer, the guest or any other person they allow to enter the hotel premises, or as a result of any breach of these booking conditions.

In the event of damage, please contact the service department immediately on 010 375 3520 to avoid any unpleasant additional costs.

If the identity of the person responsible for the damage or costs cannot be established or the damage or costs cannot be recovered from the person staying in the room, the damage and costs will be charged to the customer who made the reservation.


If the guest discovers an error or deficiency in the reservation he/she has made or in the equipment or condition of the hotel rooms, he/she must inform sleep@aadankosio.fi or the service number 010 375 3520 without delay, and in any case during the stay, so that the hotel has the opportunity to correct the error or deficiency during the stay.

The hotel is not obliged to compensate for any errors or omissions not notified to it in the above manner.

If a customer arrives at the hotel in accordance with its arrival times, but the reserved room is not available, we will endeavour to find the nearest room of a similar standard at no extra cost. If this is not possible, the customer is entitled to a refund of any payments made. We will inform you immediately of any changes to the reservation. In all cases, the hotel’s liability is limited to the refund of the price paid and not to any additional compensation.


Violations include, but are not limited to:

  • Disclosure of the key code to a person other than the person named in the accommodation reservation and belonging to the same accommodation reservation
  • Staying in a room with a person other than the person named in the reservation for the same accommodation
  • use of the room for purposes other than personal accommodation
  • repeated behaviour that is disruptive to hotel guests or those living in the vicinity of the hotel.
  • damaging a hotel room, hotel common areas or property therein.

Notification of cancellation will be sent by e-mail to the e-mail address provided at the time of booking and by SMS to the telephone numbers to which Hotel AadanKosio has sent the room key code.

In the event that the customer or the person of the same accommodation reservation, as notified in connection with the reservation, has in connection with previous accommodations materially violated the booking conditions or the hotel’s rules of order, Hotel AadanKosio reserves the right, at its discretion, not to accept new reservations or to cancel new reservations before their commencement.

If the accommodation contract is terminated in the middle of the stay, the door code will immediately cease to work and the customer will not be entitled to a refund of any payments made or any other compensation.


AadanKosio Hotel shall not be liable for any damage, delay or non-performance of the contract caused by a circumstance or obstacle beyond its control, which AadanKosio Hotel could not reasonably be expected to have taken into account at the time of or after booking the accommodation, and the consequences of which it could not reasonably have avoided or overcome (force majeure). Force majeure shall be deemed to include, without limitation, fire, water damage, war, state of emergency, natural disasters or any prohibition or order issued by a public authority, as a result of which the hotel is wholly or partially out of operation.

In case of force majeure affecting the reserved room or its use, Hotel AadanKosio has the right to cancel the reservation made either before the start of the stay (if the force majeure occurs before this time) or during the stay (if the force majeure occurs during the stay). Hotel AadanKosio will inform the Customer of the cancellation due to force majeure without delay after being informed of it.

In case of cancellation due to force majeure, the paid reservation fee will be refunded. In such cases, Hotel AadanKosio shall not be obliged to provide the client with replacement accommodation or to compensate any other expenses, costs or damages (such as additional costs incurred by the client in order to provide replacement accommodation, travel expenses or damage to the property in the client’s room) resulting from the cancellation and/or the event giving rise to the force majeure, except to the extent and only to the extent that the said expenses, costs or damages may be covered by the insurance policies held by Hotel AadanKosio at the time of the event.


These booking conditions do not undermine customer rights under mandatory consumer protection legislation. Any disputes will be dealt with by the District Court of North Karelia.
